Energy Performance Certificates Huddersfield
EPC’s are a legal requirement for the sale or rent of a domestic property in England they give a property an energy efficiency rating from A (most efficient) to G (least efficient) and they are valid for 10 years.
The Energy Performance Certificate is broadly similar to the certificates found on many domestic appliances and new cars. A Certificate for a building gives the building an asset rating based on its energy efficiency, but doesn’t take into account how the home is used by the occupiers. The Certificate will also show the building’s environmental impact by indicating its carbon-dioxide emissions. And if the recommendations are followed on the EPC, what rating the building could achieve.
If you are a Landlord or Rental Agent you must have an EPC available for viewing within 7 days of first marketing a property. Since April 2020 all rental properties must rate at a minimum E39 on the EPC.

Types of EPC & services we offer:
Sales
If you are selling a property you must have an EPC ordered before marketing begins, and have the EPC available to view within 7 days of marketing starting. This applies to non-marketed sales and inter family transfers, or any change of name on the title deed.
Rental
If you are a responsible for renting out a property you must have an EPC available for viewing within 7 days of first marketing a property. All rental properties must rate at a minimum E39 (MEES Minimum Energy Efficiency Standard). If the property fails to reach the minimum then the Landlord will be required to contribute towards the cost of energy efficiency measures subject to a spending cap of £3,500 inc vat. If after the investment the property still fails to rate at E39 or higher an exemption may be applied for with the relevant local authority.
From 1st April 2020 landlords must not continue to let a relevant domestic property which is already let if that property has an EPC rating of F or G
